Pro adds the owner accounting: monthly owner statements with your management fee, VAT and taxes computed per property, the per-owner arrangements (fixed-rent, serviced, absorbed costs), the read-only owner portal, and operational workflow. Most managers are on Pro — it's the reason to use LodgeKeeper.
Yes — LodgeKeeper connects to your booking platform, which is where your reservations, properties and financials come from. It's a separate subscription you hold with them.

One property = one synced property record. A single villa listed on three channels (Airbnb, Booking.com, direct) is one property in your account and one in LodgeKeeper. Multi-unit setups follow your platform's own grouping.
Archived properties don't bill. We count active properties at the start of each billing month; archive one and it drops off the next cycle.
Per-property rates tier in graduated bands. On Pro, your first 25 properties are €12 each, properties 26–75 are €9 each, and 76+ are €7 each — so a 54-property portfolio pays €12 on the first 25 and €9 on the next 29, not €12 across the board. Core tapers the same way.
No, ever. The owner portal is included in Pro. You can have one owner or fifty, with one property each or a portfolio each — same price. Owners don't need (and don't get) a booking platform account either.
A one-time onboarding fee (typically €300–750 depending on portfolio size) covers importing your portfolio, connecting your booking platform and setting up your owners. We'll quote it up front.
There's a €149/month platform minimum. If your per-property fees come to less than that, you pay the minimum; once you're above it, you simply pay per property.
Both. Monthly is the default. Commit annually and you get roughly two months free (~17% off).
Monthly plans can cancel any time and we stop billing at the end of the current month. Your statement history stays available for export until you ask us to delete it.
